240 Ionia Housing Development

Our team managed the design documentation and construction administration of 240 Ionia, a seven-story apartment complex in the Heartside District of Grand Rapids. Completed in 2014, this 98,289-square-foot building offers 48 one- and two-bedroom units, with options for both low-income and market-rate tenants, making it an appealing choice for young professionals. Each apartment features large closets, in-unit laundry, and floor-to-ceiling windows with stunning views of the Grand Rapids skyline.

In addition to residential units, 240 Ionia includes street-level retail space and a multi-level parking garage with 79 spaces. The central location gives residents easy access to the city’s bike trails, ideal for cycling enthusiasts. Built on a previously vacant urban site, the project is a prime example of transforming underused land into a vibrant, functional space. Progressive Companies provided architecture, civil and mechanical engineering, electrical engineering, interior design, and construction administration services for the $11 million project.
