Progressive Companies led the design, documentation, and construction administration of 205 Division, a six-story, 51,171-square-foot apartment building located in the Heartside District of Grand Rapids. Completed in 2014, the $7.4 million project offers 38 low-income and market-rate apartments, thoughtfully designed to attract young professionals seeking an energetic downtown lifestyle. A critical component of the project was securing Low-Income Housing Tax Credits (LIHTC), which were essential in ensuring long-term affordability. Progressive’s comprehensive services included architecture, civil and MEP engineering, interior design, and construction administration, along with assistance for the US Green Communities Award to promote sustainable development practices.
205 Division complements the adjacent 26 Cherry Street development, also designed by Progressive Companies, which played a vital role in revitalizing the neighborhood while preserving its existing community. The inclusion of first-floor retail storefronts fostered opportunities for small businesses and service providers, supporting economic diversity and accessibility. By encouraging walkability and integrating social services into the fabric of the community, the development contributed to the sustainable and equitable growth of the area.
